JP Dunn Construction were awarded the groundworks and RC frame package for Cartwright Gardens, a high-quality affordable student accommodation development for the University of London. Located just off Euston Road in a conservation area, the project comprises 30,000m² of space and 1,200 units.
The scheme involved breaking out and rebuilding an existing basement and constructing a nine-storey RC frame. Structural alterations were also made to a retained seven-storey section. The new frame incorporated 24 RC cores, requiring substantial resource and coordination.
Due to noise and vibration constraints in the conservation area, specialist quarrying equipment was used, including a machine-mounted Marini breaker and a Darda splitter.
JP Dunn designed and installed temporary works for basement support using a combination of a King Post system and sheet piling. These were critical in safely facilitating excavation and reconstruction within the constrained urban site.
Following delays related to the decommissioning of an existing substation, JP Dunn implemented acceleration measures to reduce the RC frame construction period from 48 weeks to 39 weeks. These included sequencing adjustments and increased resource deployment.
